RESPONSIBILITIES: Responsible to plan, organize, direct, control and evaluate maintenance program and services, grounds maintenance and upkeep.
Direct or perform duties concerned with plumbing, painting, carpentry, mechanical, heating, cooling, water systems and minor electrical.
Monitor and supervises all service contracts or other outside contract work.
Directs or performs duties concerned with maintenance of grounds, parking lots, driveways, sidewalks, security etc.
Directs or performs duties related to transportation, including maintenance of vehicles and other campus equipment.
Understand and adhere to the Abri facility maintenance program.
QUALIFICATIONS:
· Three years of maintenance facility experience required
· Ability to communicate effectively with oral and written instructions in English.
· Ability to identify maintenance problems, plan and follow through to their solution in a timely manner.
· In depth understanding of physical plant maintenance requirements
· Prior long term care experience preferred
· Knowledge of state and federal guidelines
· Prefer experience in estimating maintenance and repair costs
ESSENTIAL FUNCTIONS:
· To assure resident safety
· Serves as electrician in repairing minor electrical malfunctions and installing new equipment.
· May work as a plumber in assembling, installing, and repairing pipes, fittings, and fixtures of heating, water, and sewer systems, and in opening clogged drains.
· Acts as a carpenter in the alteration, repair, and maintenance of buildings, floors, roofs, stairways, partitions, doors, windows, screens, scaffolding forms, wood fixtures and furniture
· May operate hand saw, planer, joiner, shaper, table saw, sanding machine, router, electric drill, and other power equipment
· Maintains tools and machinery in good condition and uses all tools carefully and as instructed
· Ensures that high standards of safety are developed, met, and maintained at the facility
· Arranges and coordinates annual fire safety inspections with local fire department.
Follows up on any deficiencies or recommendations
· Ensures the facility and grounds are maintained in accordance with relevant regulations, agency standards, and fiscal consideration, agency standards, and fiscal consideration
· Develops, implements, and reviews regularly site-specific maintenance logs
· Ensures that major equipment and furnishings are maintained in safe, operable condition and/or arrange for replacement.
· Develops, implements, and reviews equipment records (included in maintenance logs)
· Establishes procedures and contacts to ensure timely repairs of equipment requiring minor repairs on a frequent basis.
· Arranges and coordinates annual fire safety training for all residential services personnel and residents.
· Ensures the appropriate use and proper care of the agency maintenance van
· Promotes positive public relations with patients, residents, family members and guests
· Uses tactful, appropriate communications in sensitive and emotional situations
· Use appropriate workplace behavior and always adhere to dress code
· Know and participate in the facility emergency preparedness plan
· Adhere to dress code.
· Perform other duties/tasks as may be assigned.
· Complete and/or attend required in-service training.
· Communicate in a professional and courteous manner using effective verbal and non-verbal communication skills with residents, their families, and team members.
· Maintain confidentiality of department, resident, employee information, communication, and documentation as well as compliance with the Health Insurance Portability and Accountability Act (HIPAA) regulations.
· Clock in and out for all working/training hours.
Working off the clock is not permitted at any time or for any reason.
· Maintain compliance with company’s Compliance program and plan.
· Adhere to the Abri Code of Conduct

PHYSICAL REQUIREMENTS: Have the ability to safely perform movements such as pushing, pulling, lifting, bending, kneeling, reaching, and lifting up to 50 pounds with or without reasonable accommodations
WORK SCHEDULE: As assigned; including some weekends, holidays, and evenings.
On Call 24 Hours.
